Deposit Policies vary based on length of stay and time in advance which reservation is booked. Please try our online booking system or make contact with one of our friendly reservation agents, who are available 24/7 to assist you.
Refundable Security Deposit
Deposit must be paid by check, cashiers check, money order or cash. Deposit is normally due within 10 days of booking. Please speak with your reservation agent for special instructions if you book your reservation less than 10 days prior to arrival. Deposit is fully refundable 7 to 21 days after departure. Please review policies below for details. Deposits may be increased or decreased for special events and holidays.
NO SMOKING IN ANY OF OUR UNITS -If you smoke in a unit your entire deposit is forfeited, and you may be liable for additional charges.
NO PETS WITHOUT APPROVAL - Although many of our properties accept pets, you are required to approve pets through our agency. Any pets the agency is not informed of may result in a charge against your security deposit.
All cancellations subject to a $75 cancellation fee regardless of time frame.
To qualify for a refund, cancellations must meet two criteria.
1- Notice must be equal to 30 days OR the length of stay prior to arrival, whichever is greater.
2- Notice must be given within 90 days of booking the reservation.
Any cancellations which do not meet both of these criteria will result in a forfeiture of all monies paid, if reservation is not paid in full you may be liable for the balance. If we are able to re-rent the property for the nights you have cancelled, you will receive a refund for the nights rebooked; refund subject to a 10% admin fee and the standard $75 cancellation fee.
PSRA will strive to handle all cancellations on an individual basis.
You must be at least 25 years of age to sign our vacation rental contract and to occupy said vacation rental property for any taxable rental. Each property has a maximum occupancy, generally two per room (sometimes plus 1 or 2 with a sleeper sofa). Undisclosed guests will result in loss of rental fees paid, complete forfeiture of security deposit, and all guests being evicted. Guests that disturb the peace and quiet of neighbors will be evicted with no refund of rental fees paid and may forfeit a portion or all of refundable deposit. PSRA is not responsible for accidents, injuries, loss of money, jewelry, or valuables of any kind.
Vacation Rental Ordinance
It is importnat to be a good neighbor whether you're at home or on vacation. Please keep in mind that you may be cited or fined by the city for creating a disturbance or for violating other provisions of the city's vacation rental ordinance.

Utility Fees and Deposits
If staying in a home, or condo with its own private pool, for 28 days or more, the guest will be required to pay a utility processing fee and to put down a utility deposit of approximately $1250.00-$1500.00 per month, depending on property and lenght of stay. This deposit will be used to pay monthly gas and electric bills that when combined exceed $200.00 per month.
Pet Policy - Dogs
We love our pets as much as you love yours, and most of our homes welcome these members of your family. You must inform us if you wish to bring your dog. We will request information about your dog, and may need to procure owner approval prior to confirming your reservation. An additional pet charge will apply, and an additional refundable deposit may apply. If you bring a pet without prior approval, entire deposit is forfeited and you may be subject to additional fees, so be sure to tell us if you plan to bring your dog.
Pet Policy - Cats
Sorry, our standard policy is no cats, but sometimes we are able to say yes! It is much more difficult to obtain owner approval for Fluffy. However, from time to time certain owners will approve cats in their home. Generally, an additional deposit of $500.00 is required and a pet charge will also be applied. If you bring a pet without prior approval, entire deposit is forfeited and you may be subject to additional fees, so be sure to tell us if you plan to bring your cat.
Pet Policy - Other Animals
Although many of our homes do not accept pets other than cats or dogs, we are always willing to ask an owner to make an exception if you have a pet you would like to bring. Please feel free to ask for these special exceptions.
Local & Long Distance Phone Calling Policy
Most of our properties offer free long distance to US and Canada, and many to 42 additional countries! All of our private homes (as opposed to condos) offer at least free long distance to US and Canada.

Unless specifically stated otherwise on your rental agreement, all money must be paid in full prior to or upon check-in. If your reservation has an outstanding balance and/or we have not received your signed contract, you will not be able to check in. PSRA is not responsible for nights time not spent in property due to lack of payment or signed contract.
Security Deposits and Utility Deposits must be paid via cash, cashiers check, personal check, travelers check, or money order. Credit cards may be used to pay a maximum of 40 days rent, plus fees. If paying with cash, please bring the exact amount due. We cannot make change. Any overpayment will be applied to your deposit and returned by mail after your departure. Please note that if Security Deposits and/or Utility Deposits are paid less than 10 days prior to arrival, ONLY cash, cashiers check, travelers check, or money order will be accepted. We will not be able to accept your personal check, credit card, or debit card as payments for these deposits upon check in.
Check in time begins at 3PM, although in rare cases our housekeeping staff may be in the unit until 5PM. Early check-ins may be arranged with our front desk for an early arrival fee.
Please bring your confirmation with you. It has the address and directions to the unit you are renting.
If you intend to arrive after office hours, please notify us beforehand for special late arrival and payment instructions. Our office hours are 9AM to 5PM every day of the week, with extended hours until 8PM on Friday. Please get in touch with our front desk staff at 855-449-4364 if you will be arriving after hours.
- Please turn off all lights, TVs, stereo, oven, range, etc. Set A/C to 90 in warm or summer months. Turn off heater in winter or cold months. Do not turn off refrigerator, water heater or other major appliances. Failure to turn off A/C may result in a significant charge to your deposit.
- Lock all doors and windows; draw all curtains, shades, blinds, and SET ALARM where applicable. Failure to lock doors and windows and set Alarm may result in loss of deposit.
- Check out time is 10am at our office unless alternate arrangements have been made prior to your departure. Late check out will result in an additional days rent, late check out fees or loss of deposit.
- All keys, gate passes, garage door openers etc., issued to you must be returned to our office. Failure to do so will result in a minimum $25.00 recovery fee deducted from your deposit plus locksmith if applicable and an additional days rent.
- If the unit has been soiled beyond normal usage or if there is excessive laundry, a minimum bookkeeping fee of $25.00 plus $42.00 per hour per person charge will be deducted from your deposit for excessive cleaning, along with any charge for damages.
Our homes and condos are rented with the understanding that you will leave the property in reasonably the same condition as you found it when you checked in. Please wash dishes, take out garbage, and feel free to begin a load of sheets or towels. Although rare, if you leave your unit in excellent condition, you may enjoy a partial refund of your cleaning fee.
When you call our office, please refer to the property number stamped on the back of the plastic key tag or your 6-digit reservation number. This will help to expedite our identification of the property in question.
Security Deposits (less any deductions for damage or excessive cleaning) will be returned via mail 7-21 days after departure. Tenant is to maintain said property during occupancy and is responsible for the repair and or replacement for any breakage, damages, or loss caused by tenant or any guest of tenant.
We do not provide maid service for the duration of your stay. If you would like maid service, we will gladly arrange this for you.

- From the Airport: take Tahquitz Canyon west out of the airport. Go to Sunrise and make a left. Drive 1.5 miles, after passing
Palm Canyon Drive make a left into the shopping center. Drive straight ahead, you will see our office on the right.
- From the I-10 freeway: Take the Palm Springs exit (HWY 111). After passing through downtown, the road will curve to the left, follow the curve. Make a right at Sunrise. Make a left into the shopping center. Drive straight ahead, you will see our office on the right.
- From points East: Exit Gene Autry Trail, make a left. Drive 2.5 miles, make a right at Vista Chino. Drive 1.3 miles, make a Left at Sunrise. Drive 3 miles, drive past E Palm Canyon Dr. and make a left into the shopping center. Drive straight ahead, you will see our office on the right.
